The problem
Most audits assume something is broken. Here the front-end leasing funnel was already handled by AI for the vast majority of inquiries, so the honest question was what was actually left.
The countable manual leak came to about 2.7 hours a week for an agent, a floor of roughly $1.4k a year on the one piece we could safely put a dollar on. Genuinely small, and a good problem to have.
What we proposed
We said so plainly: you are ahead, not broken. No big-ROI pitch, and wherever we could not measure a lift honestly the deck says 'not computed, not fabricated' instead of a made-up number.
What remained were sharp, free tweaks inside tools they already own: a written hot/cold lead rule, switching on Yardi lead scoring with a saved hot-leads view to retire the hand-typed Excel list, a three-touch no-show habit, and batching tours by area. The structural items were flagged as a separate conversation for the owners, when they are ready.
